Home Prices Hit New Heights in March 2025!

Australia's property market continues its upward momentum as national home prices hit a new record high in March 2025, according to the latest PropTrack Home Price Index.

National Growth Driven by Buyer Confidence

Home prices across the country increased by 0.27% in March, marking a 3.91% rise compared to the same time last year. Over the past five years, values have soared by nearly 48%, demonstrating the market's long-term resilience and growth.

This latest rebound has been largely fueled by a boost in buyer confidence following the Reserve Bank’s decision to cut interest rates in February 2025. The rate cut has improved borrowing capacity for many Australians, which in turn has increased housing demand and positively influenced price movements across both capital cities and regional areas.

Capital Cities Lead the Recovery

Among the capitals, Canberra led the charge with a monthly growth of 0.54%, followed by Sydney with a 0.47% rise. Melbourne also showed a strong comeback, posting its largest quarterly gain in over a year after previous periods of stagnation.

Though Brisbane (+0.07%), Adelaide (+0.18%), and Perth (+0.15%) posted more modest monthly gains, they remain the strongest performers annually, with home values up by 9.39%, 11.32%, and 11.53% respectively.

Regional Markets Steady and Strong

Regional areas continued their steady growth, rising by 0.18% in March, bringing annual growth to 4.59% — slightly outpacing capital cities, which posted 3.64% annual growth. This suggests that demand in lifestyle-focused and affordable regional hubs remains solid, particularly as remote and hybrid work trends persist.
